Parking will be behind the shops, with entrances from front and back.

The new construction visible just east of Valentia on Northfield Blvd. is the first of a two-phase project called The Shops at Conservatory Green.

Jon Hauser of Drake Development says he hopes phase one will be open by the end of the year. Although the final contracts haven’t been signed, he is optimistic about the following businesses as Phase 1 tenants: Brixx Wood Fired Pizza (an end anchor with a patio), Jersey Mike’s subs, Tokyo Joe’s, a dentist, and the Stapleton MCA, which will occupy a space in the middle of the building that includes a high-ceilinged performance area (the high ceilinged space is visible in the rendering above).

Jon Hauser of Drake Development shows plans for his development at a SUN block captains meeting.

Phase 2, west of Valentia, will be built in the near future. Businesses that Hauser hopes to bring to Phase 2 include Torchy’s Tacos (with a patio), Five Guys Burgers, and a hair cutter, among others.

Phase 1 is about 17,000 sf and Phase 2 about 14,000 sf. Hauser says the shops will be about 50% restaurants; there will be at least 4-5 patios; and the outside will be pedestrian friendly with landscaping and benches. Hauser added that he is working on a third development, east of the 7-Eleven, that would be a professional plaza with space for dental or veterinary offices.

As shown in the drawing at upper right, parking will be directly behind the shops. Store entrances will be in both front and back.

Well, I would consider Target an anchor store within a stones throw. They have tons of anchor stores over there. It’s more feasible for retailers to sign on given the retail draw that already exists there.

So Forest City can do a Town Center in Conservatory Green without an anchor, yet this “wasn’t” possible in Eastbridge. Eastbridge had to have a huge grocery store or it wouldn’t work. More evidence of Forest City lies

      Just to pile it on:

Anchors within a 1/2 mile of The Shops at Conservatory Green:

      Target
      Macy’s
      Bass Pro Shops
      JC Penny

Within a 1/2 mile of the Eastbridge Town Center:
