Development News: Projects in NE Denver and NW Aurora

Development projects have an impact on traffic, schools, and everyday life, so they are often of interest to neighbors. Front Porch has an update on several upcoming projects.

Whole Foods

The initial design for the shopping area where Whole Foods Market is expected in Central Park has been released. The retail area at 40th Ave. and Central Park Blvd. will be home to the grocery store and nine other retailers, including four restaurants. The plan calls for four buildings at the site, with one being Whole Foods, and the others for future stores. A lease has reportedly been signed by Whole Foods, but not for other tenants yet. Some design elements need to be tweaked before the plan is finalized, which is expected later this year. The anticipated opening is in 2027.

Affordable Housing

Construction of the Beeler Flats apartments is expected to begin in August. The affordable housing rental project will be built at 56th Ave. and Chester Way in Northfield, near the construction site of Solana Beeler Park apartments.

The new building will have 64 units with ground-floor commercial office space. The Foundation for Sustainable Urban Communities, a local non-profit, will move to the new location. A second building is also planned for the project, but that work won’t happen until more tax credits are approved. The first phase of construction of Beeler Flats is expected to take 13 months.

To the south, at E. 25th Ave. and Jamaica St. in NW Aurora, plans are underway for a 75-unit affordable housing development called Stanley 98. The project proposed by the Aurora Housing Authority, just a few blocks from Stanley Marketplace, includes plans for a pedestrian bridge over the 25th Ave. drainageway. The estimated total cost for the undertaking is $35 million. Construction is expected to start in July 2025 with completion in 2027

Shops at Northfield Apartments

The developer of the proposed Shops at Northfield Apartments, Stockdale Capital, filed to rezone the land east of the shopping area from commercial to mixed use. The plan for the area includes three multi-family residential buildings along with green space. The area extends from Northfield Blvd. to 47th Ave, and Verbena St. to Willow St. Stockdale Capital purchased the shopping area in 2023.

Stockdale Capital spoke at the monthly Central Park United Neighbors (CPUN) meeting in February and  confirmed there will be at least 1,000 total units with affordable housing included in the plan. During the site development process, there will be a traffic study and opportunities for neighborhood input. The start of  construction is tentatively scheduled for late in 2026.

Proposal for 18-story Apt. Building at RTD Central Park Station

BusinessDen reported that a proposal has been submitted for an 18-story apartment building at the RTD Central Park Station. It would house 201 units ranging from 350 to 1,300 square feet. The project, proposed by a Minnesota developer, has many steps to go through before approval.
